In the News | City Permits 1 Million-Square-Foot North Jacksonville Warehouse

The city issued a permit Sept. 19 for VanTrust Real Estate to build the speculative 1 million-square-foot Imeson Park South Building 300 in North Jacksonville at a job cost of $51.8 million.

Marc Munago, VanTrust Real Estate executive vice president in Jacksonville, said Sept. 20 that VanTrust is working on a tenant, but none is identified on the permit.

Evans General Contractors LLC of Savannah is the contractor for the project, also known as Building E, on 62.86 acres at 1511 Zoo Parkway.

Zoo Parkway also is known as Heckscher Drive.

Munago said completion of construction is planned for August 2023.

Atlas Cooperative LLC of Atlanta is the architect. Jacksonville-based England, Thims & Miller Inc. is the civil engineer.

The specific size is 1,003,200 square feet, with about 2,000 square feet for office space.

Imeson Park South in North Jacksonville. Building 300 is Building E on these plans. Building 100 is also called Building A.

The city issued permits June 2 for the smaller Building 100 and June 13 for Building 200 at Imeson Park South.

The 202,800-square-foot Building 100, also called Building A, is a build-to-suit for Sub-Zero Group Inc.

Evans General Contractors is building it at a cost of $14.5 million.

Sub-Zero, which makes luxury kitchen appliances, now leases about 120,000 square feet of space at 2855 Faye Road and will relocate and expand at Imeson South. SZ Jacksonville Warehouse LLC will own the new facility.

The city issued a permit June 13 for The Conlan Co. of Jacksonville to build the 547,200-square-foot speculative Building 200 at a cost of almost $25.9 million. It also is called Building C.

Munago said there is a lot of tenant interest in Building 200, but nothing firm.

VanTrust Real Estate announced April 19 it broke ground on the three industrial buildings totaling more than 1.75 million square feet of space.

VanTrust said then the project comprises a 200,000-square-foot build-to-suit building and two speculative buildings. 

Munago said June 3 that Building 100 will be ready in February 2023 for the tenant to move in.

He said Building 200 would be competed in late April 2023.

VanTrust purchased the 196-acre Imeson Park South property in October 2021 for $22.83 million.

The company said the master plan includes up to six buildings that total more than 2.5 million of space.

The property is south of VanTrust’s Imeson Park, a four-building industrial center that is being completed with its last structure.

The 156-acre Imeson Park totals about 2.5 million square feet including a 1 million-square-foot Amazon fulfillment center. 

VanTrust Real Estate LLC bought the Imeson Park property in September 2018 for $18.44 million.
